Indian hospitality firm Chalet Hotels is set to launch its first Ritz-Carlton property in India with a new hotel in Madhapur, Hyderabad. The project will expand Chalet’s presence in one of its strongest markets and bring a globally recognised ultra-luxury brand to the city.

Approved by Chalet Hotels’ board on February 23, 2026, the development will include around 330 rooms and about 36,255 sq ft of commercial and retail space. The hotel will be built within a larger complex under a warm-shell lease with Mindspace, a global provider of high-end, flexible coworking spaces.

Once completed, the property will become Chalet Hotels’ third hotel in Hyderabad and its first ultra-luxury project under the Ritz-Carlton brand.

Ritz-Carlton Hyderabad Marks Chalet Hotels’ Ultra-Luxury Debut

The Hyderabad project marks Chalet Hotels’ entry into the ultra-luxury segment, expanding beyond its existing premium and upper-upscale portfolio. The Ritz-Carlton, part of Marriott International’s global portfolio, is one of the world’s best-known luxury hotel brands.

Managing Director and Chief Executive Officer Shwetank Singh described the project as a milestone. He noted that Chalet secured favourable terms through its long-standing relationship with Marriott International. The development builds on Chalet’s portfolio of Marriott-managed properties across major Indian cities.

Planned as a large urban luxury hotel, the property will combine accommodation with retail and commercial space, a format becoming common in India’s major business districts. The total project cost is estimated at around INR 930–940 crore, with development costs expected to remain below INR 3 crore per room.

Why Hyderabad Is Emerging As A Luxury Hospitality Hub

Hyderabad has emerged as a strong hospitality market, supported by steady demand from the technology, pharmaceutical and corporate sectors. Madhapur, in the city’s IT corridor, attracts year-round business travel.

Chalet Hotels has identified Hyderabad as one of its best-performing markets. Adding a Ritz-Carlton is expected to strengthen the company’s position in a city where demand for high-end accommodation continues to grow.

The project also signals a broader trend in urban hotel development, with luxury properties increasingly located in business districts rather than traditional city centres. Expanding convention facilities, improving connectivity and steady corporate travel are expected to support long-term demand.

Chalet Hotels expects to invest about INR 630 crore in the project through a mix of internal funds and debt. Mindspace, the development partner and lessor, will invest an estimated INR 300 crore in the overall building development.

Under the warm shell lease arrangement, the developer will complete the building structure and core services, while Chalet will handle the interior fit-outs and operational infrastructure. The company expects this approach to improve cost efficiency and speed construction.

When Is Ritz-Carlton Hyderabad Expected To Open

Chalet Hotels expects to complete the project in about 36 months, with company disclosures indicating a target completion period extending to the 2029 financial year. Once operational, the hotel is expected to generate stable returns, in line with Chalet’s strategy of building long-term hospitality assets in key urban markets.

The planned Ritz-Carlton also reflects the growing presence of global luxury hotel brands in India, as both domestic and international travellers increasingly seek premium experiences. For Hyderabad, the project would further strengthen its position as a major business and travel destination. For Chalet Hotels, it marks a significant step into the ultra-luxury hospitality scene.
