Airports are increasingly becoming places where travellers spend time rather than pass through. Long layovers, delayed connections, early-morning departures and late-night arrivals have created a demand for spaces where passengers can sleep or freshen up without leaving the airport complex. At Navi Mumbai International Airport (NMIA), that space has now taken the form of an 80-room transit hotel.

Adani Airport Holdings Limited (AAHL) has launched the Swirl Transit Hotel across two floors on the arrivals level of Terminal 1. The property offers both four-hour stays and overnight accommodation, bringing short-duration lodging into the airport itself. This distinction matters particularly for passengers whose itineraries don't justify booking a conventional hotel outside the airport. Instead of adding a road journey to an already long transit period, travellers can use the hotel during the gap between flights.

For The Hours Between Flights

Swirl has 80 rooms spread across six categories, including single, double and twin rooms, an accessible room, a junior suite and an executive suite. Room sizes range from 130 to 410 sq. ft. The hotel also includes workstations and Wi-Fi, reflecting the fact that airport layovers are not necessarily downtime. For business travellers, a few hours between flights can also become working hours. Shower facilities, wake-up calls and housekeeping are among the other services available to guests.

The hotel is located within Terminal 1's arrivals area, keeping passengers within the airport environment during their stay. Its location also places the property in the growing category of airside or airport-connected accommodation, where the boundary between transportation infrastructure and hospitality is becoming less distinct. Food is similarly organised around the irregular rhythm of air travel. Swirl has a 40-seat all-day dining restaurant operating 24 hours, alongside in-room dining and grab-and-go options. A bar is also part of the property.

As Airports Become More Self-Contained

The Navi Mumbai property is the first Swirl Transit Hotel launched by AAHL, with another planned for Lokpriya Gopinath Bordoloi International Airport in Guwahati. The proposed Guwahati property will have 21 rooms and is planned within the airport-secured zone on Level 3 of Terminal 2's arrivals area.

The expansion points to a broader shift in how airports are being planned as passenger ecosystems rather than solely as places of departure and arrival. Accommodation, dining, retail and other services increasingly sit alongside the conventional airport infrastructure, particularly as passenger volumes and connecting itineraries grow.

Navi Mumbai International Airport began commercial operations on December 25, 2025, with international operations commencing on July 29, 2026. The airport is being developed as a second major aviation gateway for the Mumbai Metropolitan Region.

For passengers, the significance of an airport transit hotel is less about turning a layover into a staycation and more about filling an awkward gap in the journey. A few hours that might otherwise be spent in a terminal can now be spent sleeping, showering, eating or working, without adding another destination to the itinerary.
